			<content:encoded><![CDATA[<p>What’s the biggest change in the economy lately that truly affects us all…the price of gas.<span> </span> If you are like me, you have been keeping a close eye on the ever dropping gas prices we have been experiencing in the past weeks.<span> </span> <em> I bet the company that sells those large numbers displays that the gas station use is busy sending out the number “two” as I am seeing what was once $4.55 per gallon down to $2.95 per gallon.</em> (I heard yesterday that Costco in Livermore is $2.76)</p>
<p class="MsoNormal"><em><strong>So what do gas prices have to do with the real estate market?<span> </span> </strong> </em> Well directly, probably nothing! <span> </span> Although the argument can be made that people can again afford to commute and thus secondary markets outside of the main business centers will thrive again.<span> </span> Or someone can argue that the lower prices in fuel will help the economy and as the economy improves, so does the job market and with the government lowering interest rates, buyers will again be able to afford homes and this will be the spark we need in consumer confidence.</p>
<p class="MsoNormal"><em><strong>While all of the above may be true for the market, what I take from the situation is much greater and valuable.</strong> </em></p>
<p class="MsoNormal"><span id="more-228"></span></p>
<p class="MsoNormal">What we (again) learn from this situation is that the experts cannot predict anything correctly.<span> </span> Wasn’t gas going to be $8 per gallon by the end of the year like it is in Europe?<span> </span> Weren’t we all going to stop driving SUVs?<span> </span> I have listened to many economists provide their prediction on the real estate market, the fuel market, the job market and they are all as accurate as the weather man (who said it was supposed to rain today??) <span> </span> The truth of the matter is that no one knows what is going to happen next.</p>
<p class="MsoNormal"><em><strong>Just as quickly as gas prices went up, they came back down even faster.<span> </span> Just as quickly as home prices went up, they came back down even faster.</strong> </em> <span> </span> So who is to say that things will not again ignite going into a buying frenzy as prices are at levels not seen in the past five plus years.</p>
<p class="MsoNormal">Whatever your crystal ball shows, stick with it.<span> </span> Don’t let the predictions set forth by the so called “experts” make your decision for you.<span> </span> Just as gas prices and home prices went up, they came down.<span> </span> And just as they came down, they will again go up.<span> </span> <strong>The market is a roller coaster ride that never ends - when you want to get on this ride is up to you.</strong></p>

As you can see from the below graph, we had a increase in total homes sold in the Trivalley in May and have been hanging pretty steadily from there.  I imagine that we will see the activity decrease in the final months of the year as we typically do.</p>
<p>The inventory today stands at about a 6 month average which is much better than most of the country and even some other parts of California.  If interest rates continue to decline, we may see a bounce up in activity as a result.  However, if rates increase because of the volatile market, we may see things slow down again heading into the end of 2008.</p>

<p><span style="text-decoration: underline;"><strong><span style="color: #0000ff;">Works Nights and Weekends</span></strong> </span>- This goes without saying.  What&#8217;s the number one thing that real estate agents wish they could change?  It is most likely the schedule of having to work on nights and weekends.  But as in any industry when you are dealing with the working public, you have to work when your clients are not working.  Based on the grueling schedule that has been featured on TV during these Olympics, it is obvious that Michael Phelps would do well working around the clock.</p>

			<content:encoded><![CDATA[<p>Buying or selling a home is a very large decision and can be filled with difficulties and complexities.  One common form of interference that I often experience is when home buyers and home sellers <strong><em>over rely</em></strong> on their friends or family members for advice on what they should do.</p>
<p>While I am a proponent of getting feedback from those you trust when you are making a large decision, you must keep in mind that the advice you are receiving is <em><strong>solely based on that person&#8217;s personal experience</strong></em> with the matter and not a well rounded responce (unless the person has gone through the same situation several times). <span id="more-146"></span></p>
<p>For example, if a trusted co-worker of yours purchased an investment property several years ago out in Mountain House&#8211;rode the appreciation wave up while collecting rent from a tenant, and then sold at the peak in 2005 and put over $200,000 in his pocket&#8211;he would probably encourage you to purchase investment property in a speculative market.  Ask the same question from the person who bought that home in Mountain House in 2005 and now their investment is worth 40%-50% less than their purchase price and they may have a different view on that market.  One friend will tell you it is the best time to buy today, while the other says wait it out.  You cousin says don&#8217;t ever buy a condo and your aunt says never buy something older than 30 years.  As you can imagine, too many ‘experts&#8217; can make an already difficult decision even cloudier.</p>
<p>When deciding between your options in a real estate transaction, it may be your best bet to rely on the real estate professional that you are working with.  Given that you should already trust the individual, you can rely on their expertise, as they do this day in and day out.  They have most likely been in the same situation before with other clients and can provide you with your options so that you can make a well informed decision.  And remember, it is always okay to ask for statistics or hard facts to back up the advice your real estate professional is sharing with you.</p>
<p>Just because you live in a home, doesn&#8217;t make you an expert in the field!<strong>  </strong>So while friends make great people to hang out and have dinner with, they may not be the best source for expert advice when dealing with real estate.  Would you take your friend&#8217;s advice over your doctor&#8217;s or attorney&#8217;s suggestions?  Buying or selling a home is a highly complicated process and the help of an expert in the field is as important as ever.</p>

			<content:encoded><![CDATA[<p>The newest player in the home search arena is one of the most popular online shopping sites in my household.  I guess it is also fitting that the company (named <a href="http://www.overstock.com">Overstock.com</a>) would beging advertising the homes in a market like this.  It just would not have the same ring to it if they began doing this three years ago when there was barely any inventory around.  While the idea of homes advertised on a website made popular by selling cheap over stocked items and clearanced prices sounds appealing, the reality is that it is not.</p>
<p> The site pulls in MLS listings and is simply a portal for clients <span id="more-144"></span>to do their own home searches.  (<a href="http://www.trivalleyview.com/home-search/"><em>I think my site is better!</em></a>)  Some listings receive &#8220;O-HotValue&#8221; designations, indicating &#8220;property that may be a better relative value in this market.&#8221;  <em><strong>Survey says - Wrong!</strong></em>  I saw some of these O-Hot Values and they were simply just lowered price homes in bad condition or locations.</p>
<p> So while I will continue shopping for bed sheets, towels and electronic gadgets on <a href="http://www.overstock.com">Overstock.com</a>, I don&#8217;t think they can successfully sell me a home online at a discount price! </p>
